For plumbing contractors

Software for commercial plumbing contractors

From the bid to the final pay app: price fixtures and piping, track every fixture swap and RFI-driven change, and bill underground, rough-in and trim the way your GC expects.

No credit card required. Then $25 per user per month (2-user minimum).

Built around how plumbing jobs actually run

  • Phase-based billing. Underground, rough-in, set and trim, and testing each get their own schedule of values lines.
  • Fixture changes are change orders. When a fixture, carrier or faucet changes after submittal review, price it and track the approval.
  • Field to office. Daily logs, photos of tested piping before cover-up, and crew hours from the mobile app.
  • One view of the money. Contract value, change orders, billed to date and balance on every job.

Plumbing change orders to price, not absorb

Fixture substitutions

A rejected submittal leads to a different fixture, carrier or trim. Price the difference in product and labor.

Coordination conflicts

Rerouting around beams, ductwork or cable tray after an RFI response. Track hours and added fittings.

Added fixtures & equipment

New sinks, hose bibbs, water heaters or mixing valves added by bulletin or owner request.

Existing conditions

Renovation surprises: deteriorated cast iron, unmarked lines, or abandoned piping that has to be capped.

Shutdowns & after-hours work

Water or gas shutdowns that must happen nights or weekends in occupied buildings.

Re-testing & re-inspection

Extra tests caused by other trades damaging installed and tested work.

Frequently asked questions

How should a plumbing contractor set up a schedule of values?

Break the contract into lines that match how the work is installed and inspected: mobilization and submittals, underground waste and vent, above-ground waste and vent, domestic water, storm drainage, gas if applicable, equipment, fixtures (set and trim), insulation if in your scope, and testing, startup and closeout. Add each approved change order as its own line.

What causes the most change orders on plumbing jobs?

Fixture substitutions after submittal review, RFIs about conflicts with structure or ductwork, fixtures added in late layout changes, unforeseen existing conditions in renovations, and owner-requested equipment changes. Price each one with the reference that caused it.

Can my crew use Sub-Office in the field?

Yes. The mobile app covers daily logs, site photos, crew hours and timesheets, so field information is ready when you bill.

Does Sub-Office prepare plumbing submittals?

Sub-Office handles the business side: proposals, change orders and billing. For plumbing submittals and MEP shop drawings, our sister company SubmittalShop prepares packages for subcontractors.
